The Written Valuation
There are occasions when
owners need an independent, detailed valuation of residential property.
The purposes of these valuations are many and varied, but can include:-
- Matrimonial
or divorce proceedings
- Court
proceedings
- Probate
purposes
- Capital
Gains Tax purposes for use by the Inland Revenue
- Annual
Accounts of Charities who hold property
- Transfer
of residential property between members of a
family, etc.
The preparation and content
of a Written Valuation are strictly controlled by the ‘RICS
Appraisal and Valuation Standards’, with which Nigel Carter
& Co. fully comply.
The RICS HOMEBUYER Survey & Valuation
If you are buying
a home, it is likely that you will need a mortgage to complete the
purchase. As a result you will need to pay for a Mortgage Valuation
of the property you are thinking of buying. However, both the Consumers’
Association magazine Which? And the Council of Mortgage Lenders
recommend that you arrange a survey by your own Surveyor. This is
because the Mortgage Valuation is prepared for the lender and has
the prime purpose of checking whether the property you intend to
buy represents adequate security for a mortgage advance. It is not
prepared for you and is highly unlikely to address the many questions
a potential purchaser would ask.
The RICS HOMEBUYER Survey &
Valuation – usually called
‘The HOMEBUYER Service’
– is intended for houses, flats, or
bungalows which are:-

Conventional in type and construction
-
Apparently in reasonable condition
Whilst being a thorough
inspection of the property, the HOMEBUYER Service concentrates on
the essentials; these are defects and problems which are urgent,
or significant and which can thus have an effect on the value. It
also contains much other valuable information and includes an independent
valuation and an assessment of the amount for which the property
should be insured.
The HOMEBUYER Service
is very popular with property purchasers as it provides a concise,
yet wide-ranging report in a standard format, is geared to answering
most of the questions posed by a purchaser and is reasonably priced.
